Realtors / Estate Agents are in general the lowest of the low. There are some exceptions but not many. Some tasty crumpet though at the top end of the market.

and buyers get 90 day escrows with no penalties (its a subtle form of house flipping, or the way to buy options on a property) housing is a real free for all and caveat emptor applies as always

Realtors are really good at this.  A house can be on the market for months, but as soon as you make an offer, all of a sudden there is (supposedly) another offer competing with yours.
