Americans Are Fleeing These US Cities In Droves

What do El Paso, New York, and Chicago have in common? They are among the top 20 cities from which Americans are fleeing in droves...

The map below shows the 20 metropolitan areas that lost the greatest share of local people to other parts of the country between July 2013 and July 2014, according to a Bloomberg News analysis of U.S. Census Bureau data. The New York City area ranked 2nd, losing about a net 163,000 U.S. residents, closely followed by a couple surrounding suburbs in Connecticut. Honolulu ranked fourth and Los Angeles ranked 14th. The Bloomberg calculations looked at the 100 most populous U.S. metropolitan areas.

 

So what's going on here? As Bloomberg notes, Michael Stoll, a professor of public policy and urban planning at the University of California Los Angeles, has an idea.

Soaring home prices are pushing local residents out and scaring away potential new ones from other parts of the country, he said. (Everyone knows how unaffordable the Manhattan area has become.)

 

And as Americans leave, people from abroad move in to these bustling cities to fill the vacant low-skilled jobs. They are able to do so by living in what Stoll calls "creative housing arrangements" in which they pack six to eight individuals, or two to four families, into one apartment or home. It's an arrangement that most Americans just aren't willing to pursue, and even many immigrants decide it's not for them as time goes by, he said.

 

El Paso, Texas, the city that residents fled from at the fastest pace, also saw a surprisingly small number of foreigners settling in given how close it is to Mexico.

 

"A lot of young, reasonably educated people are having a hard time finding work there," Stoll said. "They're not staying in town after they graduate," leaving for the faster-growing economies."

Can't speak to every city....but I can Jackson, MS and Memphis, TN.  I grew up in a small Mississippi town almost equidistant between Memphis and Jackson.  My folks left that town in the mid-90's to the Northeast part of the state near Alabama and Tenn.  I lived in Jackson in the mid-late 80's and traveled extensively to Memphis from the 70's to the 90's

It is indeed white flight from Memphis and Jackson. 

 

I would also venture a guess to some of those cities out west it's the same thing.....but fleeing browns instead of blacks.

I also go to New Haven, Connecticut every year on business.

Once you go outside a couple of blocks in ANY direction of Yale University it looks like fucking Detroit.

And from what I hear from the Navy guys, particularly the submariners who were stationed at Groton, CT right up the road, there is a damn good reason it's called "Rotten Groton".

Connecticut is fucked 80 ways to Sunday.  But VERY lovely country if you can find some acerage outside the cities.

There are other videos showing the school was closed 5 years ago. One of the best was a guy did a picture and video analysis of the "teachers" cars at the shool and they were all prepositioned and were impound cars. The vast majority had expired plates.  What teacher drives around in a car where the plates expired 3 years ago?  The cars were all parked in one direction in 2 or more rows too.

I went to Yale.  Car stolen twice.  Mugged once.  Used to RUN up Prospect Street out of fear when I left the library at dusk.  Horrible place.  Refuse to let my kids go there.

Stupidly, I did grad school at U of Chicago.  Same problem!  Lived in Hyde Park for two years and was mugged twice -- the second time the "vibrant" perp flipped over my baby stroller to get underneath it where my backpack/money was, putting my newborn face down in the snow as I struggled to get him.

Never lived in a city again and never will.

Groton is a shit hole, I did a stint at Electric Boat.

I grew up in Milford 3 blocks from the beach.  Excellent place to grow up in the 70's.  Now it's a big fucking car lot.  Channel Stuffing?  Fuck yea, unbelievable.

I can't complain about the little hamlet I live in now, for the last ten years....15 miles up RT 63 north of N Haven, pop 5200 people.  One black guy in town named Ron, he doesn't bother anyone.   "We" don't have any race problems with Ron, I'm pretty sure Ron has no race problems with "us".

The problem is CT is in a world of hurt so they're raising property taxes to an insane level.  I run a one man operation with about 3K of equipment.  I was just assessed at having 11K worth of equipment.  I just got back from the town tax assessors office last week and basically told them to go screw.  So I'm outta here in 60  days...thank God my business is mobile.

Areas of Lichfield county are amazingly beautiful.  Hell my back yard in my little town where I live now is beautiful too, I got a nice pond and waterfall that lulls me to sleep each night....but still...I'm outta here.  Already got a new shop built and a little cabin to live in.  My mortgage is $187 a month and property taxes are $1200 a year at my new location.  I'm just gonna pay off the mortgage in about two years...

 

I'm gonna concentrate on not working.  Not paying into this bullshit shytstem.

It's possible...I was in dept 453 mech. design.  I had no problem with any of my co-workers....some of the nicest people I've ever had the pleasure working with.....but...... the sitting around for 6 hours a day and working for 2 hours a day finally got to me.  I had to come back to reality.  LOL

Probably would matter, CT is in a Liberal crap sandwich. Stuck between NY and MA. In the 1970s & 1980, people from MA & NY fled to CT to get away from the taxes and crime. Of course the liberals they are, started demanding more and more services from the CT state, and the FSA also moved in, when CT had better FS than NY and MA.

CT is now apart of the Rustbelt as companies close, leave or outsource. The only thing supporting the state is taxes collected from Financial service companies, but they are leaving fast. CT has the worse underfunded State work pension plans, Only about 11% funded. Even Illinios is better off. To make matters worse, CT is imposing big tax hikes on businesses (trying to avoid more tax increases on residents). The one thing that CT needs to keep is businesses and jobs in state. These Business tax hikes are a bullet to the head.

Malloy doesn't get it, or doesn't care, or both.  He will drive every business out of the state.  I grew up there and my parents live there; the jobs are gone, gone, gone.  My mom is a retired teacher (no, her pension is not big at all; this is a small town and the annual town meeting keeps costs under control); I figure I'll be supporting her in years to come when the CT pension system implodes as it surely will.

What state is your new shop/cabin in, Duc?  If they are not in CT you can go back to the denninger site, haha (I left the site about when you did).  I was able to figure out what town you're talking about, yikes the house prices are high there.  And one of the few cheap houses (209k) has annual property taxes of $4733!!!  I'm glad you can move.  In my hometown in SE CT, a house with the same asking price has property taxes of $2868, and the town has the same population as the one you are in now.

I work in Jew York City (in high finance in fact), and noone I know (that isn't stacked three high in a studio) can afford to live here.  I am sure it is the same at every non-hedge fund company in this town.  What a stupid arrangement, having all of these companies headquartered here, with 99% of the work force resigned to living at least an hour away or living in squalor in a pre-war closet with roaches. I am sure its all really great for productivity.

I think the startups are here because the schools and VC's are here.  But they aren't really producing GDP, just VC paper gains.  The actual companies are here because the bosses at the top don't have interests outside of work, so they surround themselves with NYC food and 'culture' to make them feel better about it.  My boss is in his 50's and a millionaire almost 100 times over.  All he has to show for it is a 20 year shorter life span because he sat on his ass in an office his whole life.

I am not at 250k yet, and those amounts are mostly people that indentured themselves as bankers, working 100+ hours a week (or trading, but I won't get into that.  many of the traders I know from 10 years ago sell software now).  Part of my problem is that, unlike a lot of people here in NY, I have the audacity to believe it is my right to procreate.  So I have a wife and more than one kid.  What are my options for safe, affordable, reasonable accomodations, nearby my work?  5,000 plus!  Also keep in mind I am running about 1,300 a month in student loans (higher education that enabled my profession).  Also I don't believe that my kids should be raised by a belligerent Jamaican woman, so my wife doesn't work.  So do the math.  200k, then a lot of tax, with all those expenses coming right out of the check, and voila; it isn't that great.

 

p.s. - you alluded to the average comp of 250k, but you obviously never worked at a bank so let me explain.  That should really be broken out into two groups.  One group is 95% of the bank, is a bunch of chumps, and averages 120k.  The other group makes an average of 1.5 million and is the reason the whole problem exists for everyone else.

The more telling statistic is the median, instead of the average — but in the age of "average," it might take some effort to embrace the more accurate number. (I know this is elementary to you, nuclearsquid, but I just like the analogy.)

Professor CHARLES WHELAN (Economics, University of Chicago):

"If you're in a bar and everybody in that bar has an income of $18,000 a year, and Bill Gates walks in to ask for directions, what happens to the average income in the bar? Well, it goes from $18,000 to, you know, $35 billion or something like that. And then you ask, all right, well why don't the people in the bar feel richer? Well, because none of their incomes has changed at all."

But the median in the bar remains the same.

Very informative, zerhedge posted not long ago the average compensation for Goldman employees, and having a squid for logo someone can imagine you are there... anyway, it was something shy of $400k, but you are probably right, one thing is the mediam and another is the average. And yes, 200K in NYC doesn't allow you have a rich lifestyle, when you have to pay between federal and local taxes over 45%

How do you work 100 hours a week trading when over 90% of the trading is done by computers and boots designed by engineers/mathematicians and the markets are open an average of 35 per week?

My last attempt at living within NYC was in a pre-war in Elmhurst/Queens.  20/25 minutes to PABT/42nd St. by subway on a good day.  Crime, police hassles due to the excessive crime and high population of illegals, 24/7 noise, no parking, roaches, etc...   What a shit hole Elmhurst is.

Now I am an 60/90 minutes away from PABT/42nd St. by bus on a good day.

The difference between my mortgage on 1/3 acre and modest 1950's build cape style home with 250% of the floor space of the 'rent stabilized' Elmhurst apt is less than my monthly cellular services bill.

It's dead quiet here at night. - So quiet that I hear deer eating the shrubbery near the house and owls hooting at night if the windows are open...

My whole life I have always been attracted to places that everyone leaves. You have the whole place to yourself, millions of acres. My ultimate goal is to live in the Big Bend country of West Texas. After the govt. quit subsidizing mohair. the whole place colapsed and even the small towns are just an old gas staion sign hanging on a pole. Some of the most breathtaking high desert scenery in America and when If I ever get enough millions together for about 10-20 sections as the land. CHECK IT OUT!  Magalia is a lot like Mill Valley, but at a 95% discount. Many houses for sale.  

 

Spend a week in Magalia and nearby Paradise, CA, and you won't see one black.

This is a huge problem.

Social democracy is the probably only answer: everyone who votes for something is automatically made a paying participant.   Those who do not vote or vote against a program are not automatically made a paying participant but may chose to become a paying participant.

I frimly believe that many people are trying to hold on in the large metro regions to get their kids through high school believing that the education is worth living stacked.  Some are effectivly squatting by not paying their mortgages and are thus also defrauding/cheating their neighbors: voting for more money to programs that they desire to participate in but have to ability and/or interest in actually funding/paying for.   They will abandon the region as soon as their kids wrap up high school leaving thsoe that remain to pay the exorbitiant legacy costs incurred...

Property taxes in Texas are outrageous.  Our fairly typical suburban house west of Fort Worth was taxed at $7,800 for 2015.  That's up $1,400 since we sold at the end 0f 2013.  Our property taxes in rural NC, for a house that was similarly appraised for tax purposes as recently as 2012, cost me $1,275 for 2015.  I had an opportunity to make a choice, and I took it.  It's the best return on investment that I've made in a while.  My dumb ass stocks with commodities has eaten me alive.  The real debt slaves are property owners in Texas. So what, no income taxes.

With an effective income tax rate in North Carolina of 5.75%, you're easily paying more when you add your property tax than you were in Texas.

The difference is your filing twice the paperwork and living closer to DC than any sane human would want to.

No, not at all.  Admittedly my public trough pension is shielded from taxation (Bailey Decision NC SCourt), but I withdrew 20k from a 401 and only paid 119 tax on that regular income.  It's a nominal tax rate of 5+%, the effective is obviously far lower.

Texas property taxes are outrageous! My cousin moved west of Houston to a place called Katy and his property taxes are 3.6%. That's a big hickey on a $485k house. Add in your maintenace, insurance, water, electric, HOA and on and on and it gets crazy. He bought two years ago and is already thinking about moving esp if he gets axed by his oil engineering company.

 

If you are retired and cannot take advantage of the zero income tax Texas has because you ain't got income, and you're getting knifed by property taxes every year, your in bad shape.

People in Texas kept telling me to stay and if I made it to 65, my property taxes would be frozen after that.  Great in the meantime, I'm paying 70,000 in additional cold cash (10 years of taxes) for the privilege of living in Texas, which, I really felt at home there, but that was money I certainly couldn't afford to throw away in retirement.  And the wife would have to immediately sell if I died first.

I don't think your proerty taxes are ever frozen in any part of Texas when you reach 65 but there are some small deductions for those >65 and you also get a tiny Homestead deduction. The huge property tax deductions are saved for attracting corporations. Austin is famous for giving massive tax deductions to companies to move there but one caveat is they have to also hire a high percentage of minority employees.

 

Florida is a better set-up for retirees imo.

No there was an old bastard at the federal building about 75 yo, working the system to death, multiple gov't pensions, worker comp disability payments, and he lives in a 4500 sq foot attempted Italian reproducion of a Tuscany minor castle.  Try picturing that on two acres in North Central Texas, but he submitted his exemption to the county assessor based on age 65, and whatever his taxes were (approx. $10,000) remained frozen...couldn't go up, but could decline based on market condiions.  His tax rate is frozen for increasing as well.

We really pushed hard to move to colorado, but requiring me to buy 35 acres to use a drop of water legally beyond the inside of a house, and the political situation there, and a house deal that fell through with a growing season at 8800 msl of approximately 90 days, altered our plans.  Every thing is a weighing of risks v benefits.  Yes, we're in the Easter third of the Empire and surrounded by several metros within 100 miles, but topography and climate, depending of the season would quickly weed out many transients looking for free shit, not to mention the gun mentality of the locals.    check out Graham County NC, and you'll find a surprisingly sparsely populated county in a surprisingly mountainous terrain.

This is where all the tech jobs are, so they come here to either work in tech or drive tech people around in ubers. Most of those cities listed above in the map will be caught in the spiral of more poor people -> more taxes and tariffs on employers and worse services -> more people leave -> % of poor people goes up -> more taxes and tariffs -> more companies leave until they become Detroit where they remain for 30 years until all the socialist culture dies off and a new renaissance begins.
