Enter Detroit At Your Own Risk!

"Detroit is America's most violent city; its homicide rate is the highest in the country." Detroit Police department's "Enter At Your Own Risk" warning to citizens came at a rally yesterday as they fear under-staffing in the midst of what CBS reports as "the explosion in violent crime" leaves police in "deplorable, dangerous, and war-like conditions." While the union presses for more staff - or higher wages to compensate for the risk - we are sure Snake Plissken can be relied upon to rescue GM's CEO if he needs it.

But I must admit, I am happy living in a place with NOTHING toxic, venomous or very dangerous lurking about, aside from the very occasional (and usually shy) bear.  And thank GOD no poison ivy, either!

Oh, I miss the local fare, as we hunted The Reef...Coral Trout and Crays filled our bellies...watch out for White Pointers!  Lizard Island!  Can be much more hazardous than the Motor City...but few can match the awesome beauty of North Aussie.

I know Detroit about as well as you do, BM (and I use those initials advisedly), and Detroit is a soul-sucking shithole of epic proportions.  Looking back, I am disgusted with myself for ever having stayed there as long as I did --- empty years, all of them.

Nah, I'm within 500 miles of Detroit right now- but I'm glad of having Lake Michigan between myself and it.

I've spent more time in Lansing, but I've seen Detroit on short visits, and while it's nice of you to speak well of your home, it's a genuine shithole.  I'll grant you this though- if I had to choose between Detroit and Gary, IN, it would take a lot of pondering- probably followed by an escape attempt.  Lots of nice country all around the area, and no reason to congregate in those places.

FWIW, I do drive a Chevy, and while it's not a classy car, it does get the job done every day.

I have been there a few times and never felt threatened. However, it was between the hours of 9 a.m. and 5 p.m.
Same was true in smack dab in the middle of downtown Los Angeles. Don't go to downtown and wander around too late in the evening. Business people are gone and monkey business moves in.

Detroit offers an interesting business gamble.  Have any of you gone on Trulia and looked at real estate prices in the fanciest areas of Detroit?  You can buy a stunning Tudor mansion, built in the 1920s, for $300K.  In these last surviving areas of old wealth -the deals are realestate porn.   At this point, the wealthy areas are protected by ex-military guys in humvees.

I am considering buying one of these mansions. If Detroit turns around, it will have been an excellent investment; if it further deteriorates,well,that will suck.

The point for me is it turns Detroit's decline into a personal gamble. Do I think that, with steady increase in US population, Detroit won't eventually make a comeback? The time to buy is when there is blood in the streets.

I think the wig is pink.  Yes, I am rather heartless -but I am also serious.  The reality of Detroit's decline makes it possible to buy some incredibly well-built buildings - stone,slate, and steel buildings, built with careful craftsmanship in the twenties -when Detroit was a wealthy city. 

I am broadly looking at the areas of the country that were most decimated by the real estate crash, and Detroit and Las Vegas certainly are top contenders. The basic idea is these areas may have the best bargains.  I am not saying I am going to act on this plan-just that, for me, getting to know the history of Detroit, and the wealthy neighborhoods-and the mansions- has been interestng. At one point,areas of Boston, Philly, baltimore,San Antonio-were considered unsalvageable waste-lands; but with time, they became the urban renewal centers, and were excellent investment choices.   Seems to me that taking the time to see if there are any deals to be made in Detroit, is potentially worthwhile.  If everyone is thinking that Detroit is a hopeless war zone, maybe that is the time to buy?

No matter how carefully built, all objects deteriorate with time, and the Detroit climate is definitely not a constant temperature and just the right humidity for effortless preservation.

Expensively built properties require craftsman (i.e. expensive - in time and materials) maintenance.

What if the "Smart Money" chooses to abandon the USA and move to the BRICS Far Eastern trading blocs? Who will be paying your "idealised market price" then for less than perfect climate in a by then clearly failed economy? Remember the price is set by the buyer - if there's no buyer, then the price you want is a little irrelevant isn't it? Ask the "Property Investors" throughout the EU just how their little bet on rising prices has worked out??

Better off buying cheap and multiple - at least you'll have title on LAND and the last time I looked land's the bit of the package that's the REAL Durable element.

Thanks for the advice. If I bought one, it would be with the idea that it could end very dicey, and require pretty sophisticated security measures - I see it as a challenge, and one I may lose at.
But - I can also imagiine things gettiing bad enoough over next two years, that that mansion, now seliling for $750K - would be sold for $350K

In the right set of circumstances, I could get the place for very little, hold on to it for a rough decade, and then see prices rise. Hey, Gran Torino took place in Detroit, and Clint managed ok, well, up until the end, anyways.

DETROIT ALWAYS HAD TROUBLE

By  the  year  1910,  the  city's  population  had  reached  465,766,  and  continued
to double every ten years.  As Detroit's population mushroomed, its
boundary lines
also began to expand outward. Consequently, the  
DUR
 found  itself  struggling  to
handle the enormous and increasing crowds. Service had become so bad that
The
Detroit News
(the DUR
's most vocal opponent among the local press) ran cartoons,
editorials, and articles criticizing the company's poor service.

On February 10, 1910, The Detroit News assigned a reporter to study just what it
was like going home on the Baker Street streetcar line. The reporter had boarded a
westbound 6:15P.M. car at Michigan Avenue and Griswold.  He noted that on every
corner along the route were groups of citizens anxious to get home.  When the car
would stop passengers piled on, fighting and twisting among each other just to get
a foothold. He went on to write:

"With the inside of the car full, soon every inch on the front and rear
steps were occupied by men clinging to the car. Other would-be-passengers,
unable to find footing on the step, piled on the fender and rested against
the front of the car. ...They stuck to the fender and cursed the DUR when
the motorman pleaded with them to get off.
"

Such  conditions  moved  many  city  officials  to  again  come  out  in  favor  of  the
city's purchase of the rail lines.  Another
Detroit News article noted that many irate
passengers would often take
DUR motormen to court under a city ordinance which
made it a misdemeanor for any motorman failing to stop a streetcar that had space
for more passengers when patrons were waiting at a legal boarding zone.

That article went on to add... "When one defendant, motorman George Brown,
denied in court that he and his colleagues ever did such a thing, Judge
William F. Connolly adjourned the case and went out in rush hour to see
for himself. What he saw made him so angry he disqualified himself from
the case and announced he would be a witness against the motorman."

But if the G8 had a summit in Detroit or teachers were striking to protest wage cuts or some city of Detroit official was wanting to cut ALL city employee's salaries by 50% (or more), you better believe the cops would be out busting the skulls of the civilians and not joining in protest so as far as I'm concerned, screw Detroit cops. They get what they deserve which is, I hope, a reduction in pay. And before somebody says something dumb like, "Yeah, but cops will be the first people you call if somebody is breaking into your house". BZZZZZZTTTT! WRONG ANSWER! The coroner is the first person I'd be calling after I shot and killed the person(s) trying to break into my house. No need for a cop at all. In fact, cops are the main reasons criminals get away with the crap they pull because they know law enforcement has ZERO tolerance for vigilantes. Cops like nothing more than to arrest people because lots of criminals means lots of needs for cops, judges, jails, prisons, etc. Remove cops from that equation and we'd need hardly any cops, less judges, less jails and less prisons and a lot more coroners. Everything in life is geared towards making money.

I say disband ALL police departments across the country. Without the need to worry about prosecution, it would be open season on gang banging thugs. Sure, they'd kill some of us but in the end, we'd take care of the problem in short order and for a fraction of the cost of the current, joke of a "criminal justice" system we have now.

It's not just cops. Prosecutors and judges are lying down in some jurisdictions. Go over to 'Charleston Thug Life' and see all the priors on perps arrested who are then allowed to walk once again. Then compare to the legal whipping they've given Zimmerman before his trial. Vigilante justice is sorely needed, but the State doesn't like competition in its "protection" racket.

I lived in Detroit for 3 years in early, mid 80's.  It seemed like 20.  Then already it was so bad that the State Police had to make it mandatory 1 year service in Wayne County for the whole force statewide because no one wanted to police there.  i was involved in an attempted mugging,  mugger was on pavement with broken nose as I drove away.  He fell into my elbow really hard as he tried to force me into my car.  A fellow worker saw a man shot execution style outside a bar on his way to work at 630 AM.

I don't understand.  Here in Minnesota, stadium supporters kept arguing that we have to publicly fund a new Vikings stadium or the team will leave and our Twin Cities will quickly deteriorate without a professional football team.  But over in Detroit, they kept their Lions all along and their town still went to pot.  Oh, how could that have happened?!?  Could it be that a professional football teams presence has absolutely nothing to do with the vibrancy of the community in which it is based and therefore publicly funding professional sports stadiums is a complete waste of the people's money?  I believe so.

I am good friends with a fine gentleman of the highest character who served on the Detriot Police Force for twelve years before being "bought out" by the city. He and many others finished out their careers at other departments in Michigan {many in the 'burbs surrounding Detriot. He said the corruption he witnesses would made a decent man sick. He was glad to leave. So don't feel too sorry for those Detriot cops, as many are closet millionaires. Many could loose their pensions and still be just fine. Don't expect the Feds to investigate all of the corruption at the Detriot Police Department my friend told me, as the force is over 90% black, and is led by black senior officers. Just the kind of people Eric Holder would love to give a medal to!

Much as I love to read the Detroit bashing.  I can say theat my wife an I went there for the first time at the end of July.  We hit Greektown as a way point and stopped for an hour. Up $600an hour later we got the hell out of that shithole.

Personal experience from Greektown, people, black and white, were actually rather nice.  Waiting for a car, people teased each other, regardless of race in a general human way.

Granted these were folks, 50+, but it was rather nice.  And a lady slipping on the concrete, I think she was black, had five people rushing over.

The rest of the town looked like shit, though.
