Homebuilder Confidence In April Jumps Most Since July
It appears the homebuilders have got over the weather issues as NAHB optimism surged to 56 - beating expectations of 55. However this surge merely brings NAHB confidence back to its average stagnant levels of the last 2 years. Only Midswest saw confidence drop as homebuilders hope soared with future buyers at the highest since Dec 2014. Let's just hope sales follow through or the weather excuse is going to get old...

People have lost faith in the climate change agenda and they will get people to allow them to pass cap & trade even if they destroy the planet to do it.
What used to sound crazy is probably the most likely scenario.
Oh the government wouldn't allow a terror attack or plan one themselves just so they can pass crippling citizen surveillance laws.
Oh the government wouldn't stage a school shooting just so they could pass anti gun laws.
Oh the government wouldn't fund tech startups just so they could put eavesdropping software on people's phones.
Oh the government wouldn't take over the top advertising companies in the USA just so they can produce propaganda to further certain agendas.
etc, etc, etc.
There's too much chaos in how weather forms for the government to intentionally be doing it. Too many inputs and outputs and non linear relationships to understand.
If the government could control weather, then California, Vegas, and lake Mead would be getting all the rainfall needed to keep the risk down for those critical areas.

Geesh, I thought that it was just that hope springs eternally in Spring. Isn't there supposed to be global warming in this part of the globe in Spring or is that a conspiracy too? The government can't keep it's law enforcement people from shooting unarmed black men, how the hell are they going to control the weather? Get real.
Every year about this time (+/- a month) homebuilder confidence jumps and ramps towards summer. They all are presenting their big plans to rape the dumbfuck homebuyers in the upcoming spring/summer buying season, and are getting promised big bonuses and company paid vacations if they do.
No one in that environment will be tolerated who says "hey, it seems to me people are tapped out and can't swing the built in vacuum options on their shittily built tract homes in HOA hell anymore" leaving only the goosestepping cheerleader monkeys to jack up the confidence numbers.
News flash: Mel Watts, Obama's homey as Director of the Federal Housing Finance Agency, was brought in to see that a 300 FICO deadbeat only needs a 3.5% downpayment for a new home, ya dig?, and they can even borrow that measly 3.5% with a slimeball mortgage broker arranged "piggyback" loan.

Welfare for Banks/lenders, Wall Street, rentier Kapitalism - analogous to the food stamp program - whereby the banks get paid to run the administration of a program to over-pay farmers for crops subsidized by taxpayer dollars (or farmers are paid to NOT grow crops'by taxpayers) and food processors and fertilizer companies like ADM & Monsanto strike gold, too, off the backs of people who work & actually pay net taxes.
So, taxpayers will bail out Fannie/Freddie AGAIN just as they have done so many times before as Fannie/Freddie (as FHA GSEs) are wards of the state and their employees have no incentive to manage risk properly (82% of all new homes sold have mortgages & mortgage notes enabled by FHA).
All the honest are fucked & the tied in/insiders and corrupt are rewarded.
Wonder what water taps fees cost in California and Nevada....here in Colorado they are 12,000 or more......
In Henderson, Nevada, which is where 95% of "Vegas" residential construction is occurring, it was around $6,000 per PLUMBING OUTLET (i.e. per faucet, toilet, etc.), back in 2006.
So, if a new home had two and 1/2 bathrooms, a kitchen and a hose bib, that would have equaled $25,000 in tap fees just for municipal water (bathrooms would share a tap for toilet & sink & shower head, kitchen shared for faucet, dishwasher, etc.).
This did not include sanitary sewer tap fees, which I believe were around 9 grand.

Homebuilders have figured out that if they say they are confident the algos run their stocks up 10%.
If I could just say my work was going to make money, get paid for it, but never actually make anything, why would I ever say that my work wasn't going to make money.
