The cost of 'living' in America in anything but a cardboard box under an overpass is rising at its fastest rate in 8 years. Both overall "shelter" and "rent" inflation are running at their hottest pace of the 'recovery'... and this is happening as wage growth remains stagnant despite the promises that any minute now it will rise. Which is why the market reacted the way it did, and pushed the USD promptly higher in a kneejerk reaction - because while the Fed is boxed in all other fronts, if Yellen is indeed worried about that most important concern to all Americans, namely affording the roof over their heads, then now is clearly the time to hike rates and prick the rental bubble before it gets so big, the primetime news are flooded with coverage of Americans sleeping under bridges because they can no longer afford rent (forget mortgage).

Cool! So the next tweak to the Fed's preferred measure of inflation will remove rising apartment and house rents and replace them with the never inflating cost of living living out on the street as people "chose" not to rent their own place as a lifestyle choice.
I have to laugh ever time I see that show on tiny houses on cable. "Oh how great! The toilet is in the kitchen which doubles as the bedroom!"

Way back in the 70's (I think it was) that the BLS (or whomever, some erstwhile governmental agency) decided that because housing prices were going gangbusters as in Bubble-Land, that they'd impute the cost of shelter/rent thereby mitigating the true impact of inflation via a grossly understated CPI.

can't even describe to you guys whats going on here in jersey - its fucking insane how fast rentals are blowing thru the roof ... 1 of my friends & his girls just moved to hoboken, a 1-bedroom with a study apartment for $3500 and they think they got a "deal" ... the fucking conditioning going on regarding the "no inflation" arguement is outright criminal ... they suck u dry today and make sure u can't retire tomorrow with ZIRP.

Using it with actual inflation (not Gov't statistics) $335 in 1983 should be about $675 now. So the article is right.
Interesting other analysis. My grandfather retired in 1971. I thought he was a rich man. He really was.
He had an 18th floor ocean view condo, a house in the NC mountains, a 47' yacht and two Mercedes. I think that qualifies as rich.
When he passed away I analysed his estate. His 1971 $1.3mm in net worth made him worth $6.6MM in today's money.
By the time he passed at 100 the remaining $1.6mm estate split (after bankers and lawyers) amongst 3 heirs barely buys each one a house.

On my rentals, My taxes are uyp this year (just some small amount) and my HOA fees are going up nearly 33%
I will be forced to raise rents and I am now looking to sell possibly. So, of the 100 a month I am going to raise rents, NONE of that extra money goes to me.
So don't think us small time landlords are making a lot of dough, we are not. One small assessment, repair, or having to replace a major applicance for example blows my entire profits for the year.
