RE will be the next shoe to drop big time. Commercial RE is already tumbling in many locations including the former "fastest growing city in America" Houston. Landlords are now struggling to hold tenants there by cutting leases by 30% or more.
Raw land will then correct 50-60%.

Decent quality stuff (mixed use - offices & production / distribution areas) down to sub £50 per sq foot - from £80+ in 2005. Never recovered anyway from 2007/8.
In 2007 I had a lease on a 6000 sq foot unit with a break clause in the lease. I said to the owner `I will stay if you reduce the rent to zero, but I will pay the property taxes` He said `no thanks`. The building has been empty ever since and he has been paying £10k a year in taxes!
Now based in farm buildings with tiny overheads.
New build C ommercial RE is abundant though - still going up!
