Couple Lives In $1.3 Million, 4,900 Square Foot Home For Five Years Without Making A Single Mortgage Payment
Wonder how Americans can afford to buy millions of iGadgets, a second LCD TV for the shoe closet, and eat at restaurants more than almost any time in the past despite sliding personal income? Simple - increasingly fewer pay the biggest staple bill in a US household: their mortgage. The following story of Keith And Janet Ritter, who have lived in their Fort Washington, MD $1.29MM, 4,900 square foot McMansion for 5 years (which they purchase with no money down) without ever making a single mortgage payment, and who are not even close to being evicted, may explain much about the way US society currently operates, and why other perfectly responsible and hard-working taxpayers (who do have to pay for their mortgage) continue to fund tens of billions in Fannie and Freddie losses who are first on the hook to absorb the implicit losses by allowing families such as the Ritters to live in perpetuity without paying, and the banks to keep said mortgage on the books at par without any impairments.
The Washington Post has more on this absolute horror story of a case study of just how busted the USSA has become:
The eviction from their million-dollar home could come at any moment. Keith and Janet Ritter have been bracing for it — and battling against it — almost from the moment they moved into the five-bedroom, 4,900-square-foot manse along the Potomac River in Fort Washington.
In five years, they have never made a mortgage payment, a fact that amazes even the most seasoned veterans of the foreclosure crisis.
The Ritters have kept the sheriff at bay by repeatedly filing for bankruptcy and by exploiting changes in Maryland’s laws designed to help delinquent homeowners avoid foreclosure.
Those efforts to protect homeowners have transformed Maryland’s foreclosure process from one of the country’s shortest to one of the longest. It now takes on average 634 days to complete a foreclosure in Maryland, compared with 132 days in Virginia.
“The market won’t fix itself,” said Anne Norton, Maryland’s deputy commissioner for financial regulations. “By the time it does, how many homeowners will be churned up and spit out by the machine?”
Critics, including economists and lenders, blame the state’s go-slow approach for a growing backlog of foreclosures and a weak-to-nonexistent recovery in home prices. To them, the system puts too much emphasis on helping individual homeowners and not enough on quickly clearing the market of foreclosures so prices can rebound and hard-hit communities can recover. And they say it also creates opportunities for abuse by those determined to drag the process out for as long as possible.
“How is it people can stay in a house for five years without ever making a mortgage payment?” said Thomas A. Lawler, a former senior vice president at Fannie Mae who now runs his own consulting firm in Loudoun County. “That’s a screwed-up process. It’s an example of how the process is broken.”
The Ritters, who bought their house for $1.29 million with almost no money down, are hardly representative of the vast majority of Maryland’s distressed homeowners.
During the boom, they set out to become mini real estate moguls, buying properties and flipping them for a profit. In the process, Keith Ritter, 54, went from being on probation for bankruptcy fraud and making minimum wage to being a successful real estate investor and landlord with a six-figure income. Then, when the housing market tanked five years ago, the couple found themselves facing multiple foreclosures.
The Ritters have tried to negotiate different payment arrangements with their lender to save their posh home near National Harbor, they said, but to no avail.
“It was never our intention to get here and never make a mortgage payment,” Keith Ritter said. “We don’t believe in living for free.”
But he and Janet, a 51-year-old real estate agent, make no apology for using every tactic available to them to stay in their house, including challenging the foreclosure sale in court, requesting mediation and claiming they had a tenant living with them. Their adversaries, they argued, are giant financial institutions with armies of lawyers that are out to make as much money as possible at the expense of homeowners.
“When a bank does all it can to save itself, that’s good business,” Keith said. “When a homeowner does the same thing, he’s called a deadbeat.”
And that, ladies and gents, is why this country is fucked.

I must admit to being surprised by the reaction of this story.. First of all the conclusion of this article is completely wrong. These people are not the reason this country is fucked. Not even close. If you add up every social/welfare program including all subsidies, you are looking at an absolutely tiny percentage of the Federal budget. Let's blame the poor class which receives 5% of the money and dismiss the programs institutions, banks and people who receive 95% of our money.

I thought Zero hedgers where more informed about how the banking system operates. It's the signature which creates the reserve. The banks need a signed promise from you in order to create the money they loan you. That's the way loans are created. The money does not appear out of thin air. It appears when you sign a note promising to pay them back the money you created for them to loan to you.
Next time you take out a loan try this, take a small loan out and ask for cash.....they won't give it to you. They absolutely will not give you cash. They will give you a check which you must sign and then they will cash that check for you. Ask them why they insist on giving you a check when they could save a step by simply giving you the cash. It's the signature on the check that creates the money they loan you.
Every person in America should be doing what these people are doing. It's the banks that are stealing your wealth and your country and your gold and silver by loaning you your own money and charging an insane amount of interest on the loan that you financed for them.

If the bank could easily and legally foreclose because they can prove ownership, etc. -- Well, they would.
I also find it ironic that the homeowner runs a foreclosure preservation services biz. Many of these firms are accused of breaking in and stealing the items in homes vs. just taking them out of the house. I sure hope they aren't furnishing their home with items stolen from others.
My friend's son was forclosed and evicted. Now they are suing the lawyer for allowing eviction and not using every loophole to stay in the house w/o making payments. So people are pissed that they didn't screw the banks for more. A society based on fairness is going to fly apart when more and more get to live free w/o consequences.

They asked if I would like to open a credit card account, and I asked them, and what might I do with this credit card, they said that I should use it to make purchases, and i asked, who will pay for these purchases? , they said that they would lend credit to pay for the purchases.
I asked them if I could see the credits of which they speak of.
They said that they could not show me the credits.
And I said, well if you can not show me the credits, then they must not exist, and what fool would take your credits as payment for they have no substance.
And I walked out of BoA, and both the tellers looked confused as to what had just taken place.

Situations like this, and the housing bubble, occured because of the banks. Burn them all done and start over. Only the banks could have approved of such stupidity - only they could have provided the signature on the loan and handed out the cash. Unless someone knows of millions of cases where the homeowner just walked into the bank and threw a mortgage application at the loan officer, marked 'Approved'?

But seeing black people in a million dollar home for free is just too much for you guys. I could point out that the vast majority of black people live in average to below average houses/neighborhoods with a substantial percentage living in poor neighboorhoods. I could also note that blacks have the lowest rate of home ownership of ANY ethnic racial group in the US. I could remind you guys that blacks were disproportionately victimized by predatory lending practices, paid higher rates on average (even with good credit ratings) and had higher rates of completed forclosures. And these are the facts of life for most black people. But you have this one couple (and I'm sure there are more), that have figured out how to game the system and live in a mcmansion without making payments, and they just happen to be black and this post is on track to set a record for comments.
What about all of the white people out there doing the same thing? Living rent free in fabulous houses and in no danger of being evicted any time soon? I'm as pissed off as anyone else that I am paying for my house and have for years and these people are living in a freaking mansion for free. And my house is in a lower middle class neighborhood with the homes increasingly turning into rentals (some of the section 8) and I can't sell because the prices in my neighborhood have dropped so much. So I'm stuck here, and I'm paying for improvements because of that fact, but I'll never see a dime of appreciation because of the market. And I always paid my note on time. I played and am playing by the rules and I'm getting reamed. Like a lot of people. And like a lot of black people.
